PARALIMNI INVESTMENT PROPERTY PROJECT

Paralimni Dias is a small scale, self contained residential project situated within Paralimni village within the eastern development Area of Cyprus. The site forms part of a residential development Area and it is surrounded by houses. It is located at a locality known as Kapparis, situated between the village itself, approximately 1km from the village square and the sandy beach 1 σ kms away.

THE CONCEPT

This two storey development, comprises of studios, one, two, three-bedroom apartments at ground and first floor level. Access to the first floor is from external concreted staircases. The project includes private gardens, common and public ones which will be planted by the developer.

DIAS (ZEUS)

DIAS (Zeus) was the king of Olympus mountain and the father of the Greek Gods. He was married to Hera and two of their children were named Athena and Artemis. The project is split in three phases. Each phase is self contained n separate plots and bearing the names of Athena (1st phase) Hera (2nd phase) and Artemis (3rd phase).

ACCOMMODATION

All units provide fully fitted kitchen (equipment provided at discounted rates upon request), private bathroom, fitted wardrobes, private parking space, spacious, pergola-Covered verandas. In addition, the three-bedroom units have a master bedroom with en-suite bathroom. Specific units also have a private storeroom, while others have a private garden at either the front of the apartment or the back or on both sides.

ARCHITECTURE

The architecture is based on original Cypriot designs, with flat and pitched tiled roofs at various Levels for aesthetic purposes. Other interesting architectural features include walkways and arches. The predominant colour is white, with several earth tones providing a decorative touch.

SPECIFICATIONS

The project’s construction specifications are described in detail in the brochure and with the aim to ensure privacy. Measures include sound insulation in the floors, double insulated common walls between adjacent units, double glazing, TV and telephone lines, as well as provision for air-conditioning. Furthermore, all construction is in accordance with anti-earthquake principles and local regulations to provide maximum safety.

GARDENS

The common gardens will be planted with mature trees, mainly palm and forest trees and the walkways will be made of colourful pattern concrete or similar material. Specially designed lampposts, sitting areas and other features enhance the overall quality and atmosphere of the development.

THE DEVELOPER

The developer is a Cypriot property development company with an excellent reputation, known for its professional and innovative conceptual architecture and quality. It was established in 1995 and currently has six other projects under development, in Nicosia, Limassol, Protaras, Pissouri, Larnaca and Paphos. The promoter is the Kypriaki Eteria Akiniton "I Dynamis" Ltd which has already completed and is currently executing large and small-scale projects all over Cyprus. The Company is scheduled to go public with a listing on the Cyprus Stock Exchange in the future and main shareholders are CLR Financial Services (a public company), the Cyprus Development Bank (government owned), Hellenic Bank (a public company and the third largest Bank in Cyprus) and other serious businessmen with an excellent standing in the local community and construction industry.

SPECIFICATIONS

STRUCTURE Reinforced concrete, anti-earthquake design.
   
WALLS

External walls will be constructed with 25cm and internal partition with 10cm thick high quality hollow clay blocks.

   
PLASTERING

Internal surfaces will be plastered and painted with three coats of emulsion paint. External surfaces will be plastered and painted with three coats of Sandex paint.

   
CEILINGS

Ceilings will be of fair face concrete finish, Covered with light texture plastic coating.

   
FLOORS

Internally, all the floors and verandas will be Covered with ceramic floor tiles value of Cy.Pounds 6/sq.m.

   

DOORS & WINDOWS

 

All external windows and doors will be made of aluminium. Main entrance solid wood painted with oil paint. Internal doors on timber frame will be semi-solid flush doors MDF, beech veneer. All aluminium doors and windows will be double glazing with provision for shutters.

   
CUPBOARDS

Doors will be painted with plastic paint or varnish. Internal partitions will be of melamine finish.
