PAPHOS
INVESTMENT PROPERTY PROJECT
Paphos Aphrodite Gardens is a small-scale,
self-contained residential project with a residents’ swimming
pool, situated in the Kato Paphos Area of the town of Paphos. The
site borders on Litras and Ayios Oros streets, is relatively level
and has a regular shape. It is approximately 1000 metres from the
beach, the cosmopolitan Area of Kato Pafos and the fishing harbour.
THE CONCEPT
This two-storey Paphos investment property development comprises one, two
and three-bedroom apartments. External concrete staircases lead to
the upper floor apartments. The project consists of two parallel
blocks at a distance of about 17-19m from each other. Trees and
common landscaped gardens will cover the Area between the two
blocks. The total Area of the land measures 5,500 sq.metres, of
which approximately 1,200 sq.metres will be used for private and
public green areas, which will be landscaped by the promoting
company and ready upon completion of the project. Only 35% of the
ground Area will be developed.

In addition, the three-bedroom units have a

ARCHITECTURE

The architecture is based on original Cypriot
designs, with flat and pitched tiled roofs at various Levels for
aesthetic purposes. Other interesting architectural features
include walkways and arches. The predominant colour is white, with
several earth tones providing a decorative touch.
SPECIFICATIONS
The project’s construction specifications are
described in detail in the brochure and with the aim to ensure
privacy. Measures include sound insulation in the floors, double
insulated common walls between adjacent units, double glazing, TV
and telephone lines, as well as provision for air-conditioning.
Furthermore,all construction is in accordance with anti-earthquake
principles and local regulations to provide maximum safety.
GARDENS
The common gardens will be planted with
mature trees, mainly palm and forest trees and the walkways will
be made of colourful pattern concrete or similar material.
Specially designed lampposts, sitting areas and other features
enhance the overall quality and atmosphere of the development.
THE DEVELOPER
The developer is a well-known Cypriot
property development company with an excellent reputation. The
company is known for its professional and innovative conceptual
architecture and quality. It was established in 1995 and currently
has five other projects under development, in Nicosia, Limassol,
Protaras, Pissouri and Larnaca. The promoter is the Cyprus
Immovable Co (I Dynamis) Ltd which has already completed and is
currently executing large and small-scale projects all over
Cyprus. The Company is scheduled to go public with a listing on
the Cyprus Stock Exchange in the future.
The Company’s main shareholders are CLR
Financial Services Limited (a public company), the Cyprus
Development Bank (government owned), Hellenic Bank (a public
company and the third largest Bank in Cyprus) and other serious
business people with an excellent standing in the local community
and construction industry.
THE CYPRUS DEVELOPMENT COMPANY "I DYNAMIS"
LTD
The development company undertaking this
project was established in December 1995. The following projects
across the island are either completed or under construction
Neapolis Complex This residential project,
which is located in the Law Courts Area of Limassol, consists of
six blocks with a total of 100 apartments and a swimming pool. The
first block was delivered in 1999, the second in 2000 and the
third in 2001. Work is in progress on the remaining blocks.
Nishia Beach Villas This complex comprising
nine beach villas in the Protaras Area was completed in April
2001.
Apollo Seaside Villas This development
comprising nine seaside villas in the Protaras Area was completed
in December 2001.
Psarolimano Beach Villas Facing the sandy
Golden Coast bay and the fishing shelter of the Municipality of
Paralimni, nine detached beach villas in Protaras Area were
completed in December 2002. The complex is close to the Location
that the Municipality has earmarked for a marina, which is
expected to by completed in 2006.
CLR House This commercial project bordering
on Byron Avenue in Nicosia houses business premises with a total
Area of 5,000 sqm and was completed in June 2003.
Megas Alexandros This residential project
is, perhaps, the most luxurious and well-designed apartment
complex in Cyprus. Located in the center of Nicosia (Hilton Area)
off Kennedy Avenue. It consists of three blocks with a total of 23
luxury apartments and one villa which were all completed in March
2003.
Nicosia Business Park The project comprises
five detached blocks of offices which form part of a business
park. It is situated in the heart of Nicosia, close to the Hilton
Hotel. The project is developed on the largest available plot of
land in the town centre, with an Area of 7,000 sqm bordering on
Esperidon Street. The total office space in the buildings will be
16,000 sqm. The development company has submitted an application
for approval by the town planning authorities.
Olymbos This residential project is
currently at the planning stage. It consists of 120 apartments in
the centre of Nicosia (Hilton Area), near Kennedy Avenue.
Possidon Beach Gardens This development
comprises 90 units on a seaside property in Meneou village within
the Larnaca district. It is marked by the most attractive
landscaping in Cyprus, which was undertaken by US landscape
architects. Buyers have a choice of homes either on the beachfront
or around an inland lake. The first phase Will be delivered by the
end of October 2003, while the remaining units will be completed
in stages by 2005.
Pissouri Bay View A 51 detached villa and
bungalow project under development, set on a plateau overlooking
Pissouri village bay, approximately 300 metres away from the
beach. Dramatic views and serenity. All units with private pools,
private roads and specially designed features, 10 minutes drive
from 2 international golf courses , 20 minutes away from Limassol

INVESTMENT PREORPTY SPECIFICATIONS
STRUCTURE Reinforced concrete.
WALLS External walls will be constructed with 25cm and internal
partition with 10cm thick high quality hollow clay blocks.
PLASTERING Internal surfaces will be plastered and painted with
three coats of emulsion paint. External surfaces will be plastered
and painted with three coats of Sandex paint.
CEILINGS Ceilings will be of fair face concrete finish, Covered
with light texture plastic coating.
FLOORS Internally, all the floors and verandas will be Covered
with ceramic floor tiles value of Cy.Pounds 6/sq.m.

All

ROOF INSULATION & WATERPROOFING
Waterproof membrane on external floors and roof. Some parts of the
roof will be Covered with roof tiles (Portugal Type).
WOODEN PERGOLA
Wooden pergola of solid wood will cover the front verandas.
