The site has a total Area of approximately 66.000 square metres on relatively level ground. The development involves a modification of the site Levels in order to create various units. To capitalize on the extensive seafront and the large size of the site, the promoter has commissioned an Australian based international company of landscape architects to create a unique environment for the project. This company of international standing has produced plans for the following

  • The creation of lakes and ponds in the heart of the project, surrounded with extensive gardens and green areas. The lakes will have a total Area of approximately 3.000 square metres and will be entranced with sidewalks, gazebos, bridges etc. the transplant of approximately 2.000 young and mature trees.

  • Garden on Possidon Larnacathe installation of water features, such as waterfalls, clear water ponds for fish and birds, brackish water ponds, etc.

  • The roads within the development will have attractive tree islands, pavements, special quality street lighting, all designed to create a pleasant environment.

  • The project will have its own tertiary sewage treatment plant which will produce water suitable for irrigation. An Area of 6.000 square metres of beach land will be designated for public use and enjoyment.

  • All public utilities will be underground, while the street lights and lampposts will be imported from Italy.

  • The water features will be enriched with fish and resident birds, including pelicans, swans and ducks imported from Holland.

  • Mature trees from Cyprus, Israel and Spain will be planted throughout the project. These include cypresses, olive and carob trees, poplars and palms, as well as pine and other forest trees.

  • Other colourful plants include bougainvillea, flamboyant, exotic trees, etc. Overall, only 18% of the total Area of the estate will be built up, 56% will be dedicated to common and private gardens and green areas, with the remainder allowed for roads and footpaths

The structures will be of concrete according to the drawings, the Cyprus concrete code design and the Cyprus anti-earthquake design, rules and regulations.

Walls
All the walls will be constructed with high quality hollow clay blocks 10x20x30cm. External walls will be cavity walls 25cm thick and internal partitions.

Plastering
Internal surfaces will be plastered and painted with three coats of emulsion paint. Externally, all the surfaces will be plastered and painted with three coats of Sandex paint. Special metalic angles will protect plastered corners. Ceilings
The ceilings will be of fair face concrete finish, Covered with light texture plastic, except of the bathroom ceilings which will be painted with three coats of emulsion paint.

Floors

Sanitary ware
All sanitary ware will be of European standard and make, in white colour.

Doors and Windows
The main entrance door will be of first quality solid wood ledge and brace Type, painted with two coats of wood preservative, one coat of primer and one coat of oil paint. The internal doors will be semisolid flush doors, MDF beech on timber frame. All the veranda's doors will be of colour aluminium, sliding, single glazing on metal frame, except the PEGASOS Type which will have double glazing with electric rolling shutters. The windows will be of aluminium, side opening (hinges on sides) and sliding windows, series MU 100, single glazing except of the PEGASOS Type which will have double glazing with electric rolling shutters.

The first block was delivered in 1999, the second in 2000 and the third in 2001. Works are progressing towards the completion of the remaining blocks. Nishia Beach Villas A project consisting of nine beach villas in Protaras Area. Works were completed in April 2001. Apollo Seaside Villas A project consisting of nine seaside villas in Protaras Area. Expected date of completion and delivery is December 2001. Psarolimano Beach Villas A project of nine detached beach villas in Protaras, facing the sandy Golden Coast bay and the fishing shelter of the Municipality of Paralimni. This is where the marina of the municipality is planned to be delivered this year - 2002. Expected date of completion of works and delivery is December 2002.
