Obviously, resale houses are very similar to resale villas when it comes to ascertaining the quality and finish of a property. However, there are several important points that must be checked before purchasing any Cyprus resale property.
Important Check Points Concerning Cyprus Resale Houses for Sale
Cyprus Title Deeds: A very important document, as you know, providing you with legal possession of your own property. Check through your lawyer and ONLY be guided by your lawyer in Cyprus on all title deed concerns.
Title Deeds not Issued: Some title deeds are not issued, although the property is registered at the land registry office in Cyprus in the name of the present owner. Your lawyer will need to enquire when the title deed will be issued and this can be specified. Base your decision to purchase a resale property on your Cyprus property lawyer's advice. There are no reasons not to purchase a resale house in Cyprus without a title deed as this is a very common practice, but you must confirm this with your lawyer only.
Title Deed of the Land only: Sometimes only the land on which the property was built have been registered on the title deed, not the property itself. There is nothing to worry over in such cases as this is very common but, and we repeat ourselves; follow the advice of your lawyer in all cases.
Check Actual Owner: You must also check who the actual owner is. Some properties, up to 4/5 years old, may still have the owner as the developer who built the property because the new title has not been transferred to the new owner who is now selling.
